This probably the last portfolio increase. As I’ve just made a bid on a beat up, fixer upper in a high end, highly sought after neighborhood. If everything go through, then I’ll have to sell my investment to fund the buy until I can sell my current home to get the equity out to put back into the market. Sounds crazy, but if I have to move away from my current home, it has to be an ideal location that we can live there for a longtime, this would be it.
I added $5,582.57 of fresh capital. And with the S&P recovered from China and Greece, the market rebounce. Of course portfolio increase doesn’t mean anything at this point, but I’m getting ready to sell my investment. It’s kind of cool that I’m able to rip the benefit.

I’ll have to decrease my portfolio by 50% to get the down payment. Still debating which one I should sell, or an exit strategy.
The fire place sure is charming with original wood still there, but it’s going to require a lot of work and patience to get this place a livable place. I still need to get through the first huddle, getting my bid accepted. Finger across.
Have you renovate a Victorian house before? Or having to sell investment to fund another investment? What were your strategy?
My partner and I have always wanted to renovate a home. And there you have a very special potential renovation on your hands! I’m sure you have some really fun/creative visions for the place. When do you find out if your bid went through?

I just like the location. It’s probably my only chance getting in this neighborhood. The mortgage could be more than I can handle. But I can still have tenants paying for mortgage once I have the place fixed up.,Hopefully the cash would start flowing again.

A wonderful bump! Absolutely love it when I see huge amounts being added to a portfolio. I do have a couple of questions for you: First, I do see you have a sizable number of Bank of America stocks. Is there a reason behind accumulating BoA? Second, I was looking to reduce my living expenses by buying a moderately priced house but most of the decent neighborhood homes start at 250K + . When you as an real estate investor scout homes to invest and rent out, how much are you concerned about the locality?
Number one: close to the market (current time means close to work, store, and civilizations)
Number two: close to River (body of water)
Number three: close to main road (snow road, easy access to freeway, etc)
That are the first three thing fengshui wise to look for a house. It might sound like I’m too old fashion, but it makes sense to me.
I try not to buy anything I can’t afford hindering my retirement plan.
As far as boa, I bought some when I was at $6, $9, 11, 13, $15, $17 sold them all at one point. Then buy a lot back when there was a stock pullback. Knowing banks will explode, boa is the bank that looks “cheap” in the teens, people would get more bang for their bucks.
I prefer BOA over TROW or other investment banking companies because with interest rate increase, the cost of borrow to invest will increase (they also rely on deposits). Increase cost will decrease profit. if you check the cash per share BAC, WFC, JPM is 3-4 times the price per share. Compare to 1/3, 1/5 of the price per share.

Hopefully the bid goes through on the house! That will be very exciting. I just closed on a house and moved in last week. The feeling of owning a home is a great feeling and a lot of fun. We can debate all day about renting vs owning, but I think owning is a great way to diversify your investments and lever up on the market (especially if you buy in a sought after neighborhood).
