January Dividend and Rental Income from Taxable Account

Greetings from St. John in the US Virgin Islands!

We basically snorkeling everyday in the clearest water and it’s pretty warm here for February in the 80s.

So, I’d give a quick update before jumping back to the warm water.

Dividend is at $20.58

Rental from the Midwest is $700 after expense.

Rental from the mixed used $550. (The restaurant is not opened yet, so I can’t collect rent until Arch 1st, 2020. I’m looking for tenants for the upstairs apartments.

It hasn’t been all rosy here in the island as my phone water proof case somehow has water in it, so I now am phoneless.

  2. Hey Viv, enjoy the holidays! Same as DivHut above, we are very curious to see how the rental (and dividend) income will develop going forward.

    • I’ll try to keep a monthly post on the cashflow. I was going to put on the google spread sheet to see how my “supposed” stock profile would compare to my rental property portfolio. But as far as cashflow, I feel like rental property blow the stock portfolio out of the water, even at the all time high market right now.

      The real estate appreciation is a 1-time jump, then after that is probably goes up 3% and up and down, depending on the economic condition.

    • Tru dat! 🙂 I had a water proof iPad cover, the touch functionality of the iPad decreases because it fits so tight, but with the iPhone it works so well. I got footage of turtles, sharks, beautiful Corel’s, multicolor fish doing their business. Hihi… it was going well until I saw bubbles on the waterproof pouch. I must have accidentally open one of the 3 ports, there wasn’t much water, but apparently enough to flood the internal parts. I didn’t even realized it was water damage I just thought the battery went out.

      I still have 1 unit of 2 beds, 1.5 baths, and 2 bedrooms to fill. Then my apartment will be filled until the turnover season begins for my 4-plex at the university. I have a couple apartments the students are graduating.

  3. I’m jealous of you getting to be in the warm weather. I border the great white north so it’s pretty cold here. Luckily I am seeing more snowballs in my portfolio than outside recently. Thanks for the update.

    • You know, it hasn’t been that cold this year, we’ve only gotten one snow storm this year. It’s February and today it’s in the 70F here. It’s very strange. I know we need the snow to kill the bacteria in the air, but I couldn’t help but enjoying not running the heating system. LOL 🙂

  4. Phoneless…sorry to hear that. But it can be good too…now you can really enjoy the location and forget about photography….that is what I do nowadays! Very soon your rental income will be close to $1000…and more warm water in the future 🙂

    • You were completely right, I didn’t miss it after a couple of days, and my stress level went down because I didn’t have to check my message or email or work emails. No one can reach me instantly anymore. That was awesome!

    • Unfortunately my dividend income has gone to rental property investment. However, the rental income did come while I was on vacation. LOL 🙂 Rent was due on the 1st!

  8. Wow great income and vacation Spot! I am heading to Mexico in 2 weeks with the wife and kids, so pumped.

    • Thank you! Mexico is a great place to be right now, as $1=20 peso. **doing the dance**. Yup!

      We were in Cozumel last year and had a blast. We snorkeled twice a day in Cozumel. Food was great also.
